PROJECT OVERVIEW
Launching their first flexible workspace in Ireland, BE Spoke wanted to create a flagship destination in the heart of Dublin’s Docklands that would establish their presence in a new market while supporting the changing needs of modern businesses.
The brief was to transform 5 George’s Dock into a premium serviced workspace capable of accommodating everyone from growing SMEs to larger enterprise organisations. Rather than creating another conventional flexible office, the ambition was to deliver a workplace with a distinctive identity that offers choice, flexibility and an exceptional experience for every occupier.
BUILDING SPEC
Located at 5 George’s Dock in Dublin’s thriving Docklands, the building provides an ideal setting for BE Spoke’s first Irish location. Surrounded by cafés, restaurants, transport connections and major employers, the area continues to attract businesses seeking high-quality workspace in the city centre.
Spanning approximately 40,000 sq ft across three floors, the workspace has been carefully planned to accommodate around 250 workstations alongside a comprehensive range of shared amenities, meeting facilities and collaborative environments.
REFLECTING DUBLIN’S DOCKLANDS
The design takes inspiration from the building’s location within Dublin’s historic Docklands, creating a workspace with a genuine sense of place.
Throughout the interiors, industrial textures and contemporary finishes reference the surrounding cityscape, balanced with warm timber, earthy materials and softer nautical tones inspired by the River Liffey.
Gloss tiles, biophilic features and carefully layered finishes create a calm, hospitality-led environment that feels both professional and welcoming.
Colour has been used deliberately to give the workspace personality while maintaining a refined aesthetic, helping this location stand apart within BE Spokes portfolio.
A PREMIUM ARRIVAL EXPERIENCE
First impressions count. Rather than a traditional office reception, the arrival space has been designed to feel more like a boutique hotel, immediately creating a welcoming and professional experience for occupiers and visitors alike.
Natural materials, carefully considered lighting, textured finishes and preserved planting establish a sense of calm from the moment people enter. The reception sets the tone for the wider workplace and reinforces the premium quality of the BE Spoke brand.
SUPPORTING FLEXIBLE WAYS OF WORKING
Flexibility was central to every design decision. The workspace offers a variety of environments that allow businesses and individuals to choose the setting that best supports the way they work.
Alongside private serviced offices, occupiers have access to coworking lounges, collaborative breakout spaces, informal touchdown areas, bookable meeting rooms and dedicated focus booths. Office suites can be combined or reconfigured as businesses grow, while future-ready infrastructure provides the capacity to adapt alongside changing occupier requirements.
COLLABORATION & OCCUPIER EXPERIENCE
Shared spaces play an important role throughout the workplace. Rather than simply serving as kitchen facilities, tea points have been designed as informal collaboration hubs where occupiers naturally come together throughout the day.
Integrated seating, comfortable furniture, charging points and softer lighting encourage spontaneous conversations and create opportunities for collaboration beyond the traditional office setting.
The ground floor also accommodates a range of bookable meeting rooms, including a 20-person boardroom equipped with modern AV technology, giving occupiers access to facilities they may not require on a permanent basis while maximising flexibility across the building.
THE PARTNERSHIP
From the earliest stages of the project, collaboration between Calibro Workspace and BE Spoke was central to achieving the desired outcome.
Throughout the design and delivery process, the project adapted to respond to discoveries within the existing building, demonstrating the importance of flexibility, open communication and practical problem solving.
Working within a live occupied building also required careful coordination with tenants, landlords and specialist contractors to minimise disruption while maintaining programme certainty.
Working closely with the BE Spoke team, we designed and delivered a workplace that establishes a strong first presence for them in Ireland, creating a contemporary premium destination that supports businesses of all sizes and provides the flexibility to accommodate future growth and changing occupier needs.
The project successfully translates BE Spoke’s ambition into a workplace that is commercially flexible, distinctly local and designed around the evolving needs of modern occupiers, providing a compelling foundation for the brand’s expansion and long-term success in Ireland.
