Creating a New Serviced Office Suite for Belfast Harbour
Calibro have been appointed to design and deliver a new serviced office suite for Belfast Harbour at City Quays 1. Spanning 23,000 sq. ft. across two floors this project will transform the space into a contemporary, maritime-inspired workplace designed to reflect its unique riverside setting along the River Lagan.
The design concept lends a subtle nod to the Harbour’s identity, creating a calm and welcoming environment that balances functionality with character. Warm natural timbers will sit alongside soft seafoam greens, sandy neutrals and deep navy accents, forming a refined palette inspired by the surrounding waterfront.
The result will be a high-quality serviced office environment that feels connected to its location while supporting modern ways of working.

As a testament to the design and calibre of this Landlord-led Serviced Office being developed in City Quays 1, in partnership with Tom Donnan at Lambert Smith Hampton, we have secured an initial pre‑let for the full 23,000 sq. ft.
A clear reflection of the strong demand for high‑quality, flexible workspace in the thriving City Quays district. Following this first phase of occupation, we look forward to bringing the space to the wider market in 2027 and creating an exciting opportunity for future City Quays clients.”
